Because mold flourishes in damp, warm, humid and poorly ventilated spaces, under your house (the crawlspace) offers the perfect environment for it to thrive. Breathing in mold particles or spores can inflame the airways, causing nasal congestion, chest tightness, wheezing, coughing and throat inflammation.

In 2004 the Institute of Medicine (IOM) found that there was satisfactory evidence linking indoor exposure to mold and dampness to the development of upper respiratory tract symptoms, cough, and wheeze in otherwise healthy people.

The IOM also found some evidence connecting mold in the home and damp indoor environments to respiratory sickness in what would be healthy children.

In 2009, the World Health Organization issued additional guidance, the WHO Guidelines for Indoor Air Quality: Dampness and Mold. Their recent studies have discovered a possible link of early mold exposure to development of asthma in some children, particularly among children who may be genetically susceptible to asthma development. They also found some evidence suggesting that interventions used to improve housing conditions (like crawlspace encapsulation) can reduce morbidity from asthma and respiratory allergies.
